1. Kings County Supreme Court Orders Return of Bid Deposit to Purchaser.

In this foreclosure matter, our firm represented the third‑party purchaser after issues arose following the auction sale.

We successfully opposed the bank’s request for liquidated damages and persuaded the Supreme Court to deny its attempt to hold the purchaser liable for any deficiency on resale.

The Court ordered the bid deposit—over $85,000—be returned to our client, with only limited deductions for publication and referee fees.

2. Successful Appeal Vacating Default in Second Department

Our firm represented the Appellant in Anekwe v. Okoroafor, 121 AD3d 930, and successfully argued before the Appellate Division that the Supreme Court erred in refusing to vacate the default based on the showing made by the Appellant.

The Second Department reversed, finding that the record supported granting relief, and the decision reflects our ability to identify trial‑level missteps and present focused, persuasive appellate arguments that secure meaningful results for our clients.

3.Kings County Action to discharge a Mortgage under RPAPL 1501(4)

In this action, we secured a Supreme Court‑level victory on behalf of our client obtaining summary judgment cancelling the mortgage after demonstrating that the Bank of New York Mellon could not enforce the debt under New York’s statute of limitations. Although the Appellate Division later reversed, the case showcases our ability to win complex foreclosure‑related motions and advance cutting‑edge arguments under RPAPL 1501(4) that continue to shape New York mortgage‑cancellation litigation.

4. Kings County Supreme Court Orders Return of Foreclosure Auction Bid Deposit in amount of $57,840.00

5. Queens Supreme Court Orders Referee to Return Bid Deposit from Foreclosure sale as title to the property was unmarketable.
